Landlord Information
Recognizing that as a landlord, you have unique customer needs, the Council Bluffs Water Works has provided you with a “Rental Property Form” to assist you in better managing your properties and protecting your interests. Landlords are encouraged to complete the form for each property you own or manage. You may also obtain hard copies of the form by contacting Customer Service at 712-328-1006.
You may request any or all of the following on the form:
Water and Sewer Lien Exemption Request
When charges on a tenant’s final account are not paid, Council Bluffs Water Works may place a lien against the property per Iowa Code, Section 384.84
If your property is separately metered, residential or if a tenant occupies the residential rental property, you may request exemption from the possibility of lien for water and sewer services in accordance with Section 384.84. Please note the Council Bluffs Water Works must receive a new written notice within 30 business days of a change in occupancy or 30 business days of a change in ownership.
Request for Notice
By selecting this option and completing the form, you request to be notified by mail when a tenant is past due on his/her water bill.
By receiving notification, you may further encourage your tenant to pay their bill (or arrange for payment on their behalf). This option may be selected at any time during a tenant’s occupancy.
Request for Change of Name
By selecting this option and completing the form, you request to be notified by mail when a tenant has a change of name of the account holder. This option may be selected at any time during a tenant’s occupancy.
Change of Account
By selecting this option, Council Bluffs Water Works will not turn water service off when a tenant moves out, as long as the final reading for the tenant is obtained, but will instead transfer services to your name.
